Position: Residential Construction Project Manager
Status: Open To Applications

Job Type: Permanent, Full-Time
Schedule: Mon-Fri (occasional Saturdays) up to 44 hours/week

Summary
Under the direction of the Head of Project Management, this position is responsible for managing and orchestrating the construction and remodeling of a portfolio containing 3-5 concurrent residential projects from start to finish. The Project Manager position acts as an on-site representative for subcontractors, suppliers, customers, inspectors and other personnel.
Responsibilities
- Provide exceptional customer service throughout construction
- Oversee all aspects of construction
- Create and manage project schedules
- Manage project finances
- Tender, negotiate and manage trade contracts
- Create, review and manage changes to the original scope
- Collaborate with engineers, architects, interior designers, and other parties involved in the project
- Resource management of internal staff (site supervisor/working foreman), as required, including weekly recap meetings and reviewing daily logs
- Ensure construction stays on track with project management software
- Visit job sites regularly to perform progress inspections
- Update client on progress on a regular basis or as needed
Skill Sets
- In-depth knowledge of construction procedures, equipment, OBC, and OHSA guidelines
- Ability to read drawings, plans and blueprints
- Excellent organizational, leadership and supervisory skills
- Ability to communicate and report effectively
- Strong administrative skills
- Strong negotiation skills
- Familiarity with project management software, specifically Planswift and Buildertrend
- Ability to work in a small, fast-paced office environment
- Deadline and detail-oriented

Requirements
- 3-5 years project management experience in residential construction and renovations
- Vehicle for daily use
- Basic safety equipment; steel toe boots and hard hat (additional PPE protection will be provided)
Education
- Bachelor’s degree in civil/structural engineering, architecture, construction management or equivalent
- Diploma in construction technology, building renovation technology or equivalent
- PMP certification an asset or equivalent
Certifications (preferred)
- Working at heights certificate
- WHMIS
- PMP certification

Summary
Under the direction of the Project Coordinator, this position is responsible for the efficient and productive oversight of day-to-day on-site progress. The Site Supervisor position is a working position that must work independently or in conjunction with internal team members, vendors, sub-contractors, labourers and trades.
Responsibilities
- Ensure a clean and safe job site
- Ensure construction stays on track with scheduling app
- Ensure daily logs, punch lists and deficiency lists are created after each phase of the project
- Ensure trades complete their scopes of work
- Perform hands-on tasks where necessary
- Manage multiple projects at any given time
- Perform lumber and other take-offs
- Place orders or pick up materials for projects as required

Requirements
- Minimum 5 Years renovation/construction experience*
- Vehicle (truck or van) preferred
- Basic hand tools (power and specialty tools will be provided)
- Basic safety equipment; steel toe boots and hard hat (additional PPE protection will be provided)*If you don’t have 5 years experience, but have “Basics of site supervision” certificate we will consider your application.
